Property maintenance

Planned and reactive maintenance for organisations with a portfolio of homes or light-commercial buildings.

A work order comes in by email, portal or API, it's triaged, and the nearest qualified trade picks it up. Rates are agreed up front, and the client can follow every job to close-out. We already maintain care homes, retirement villages, apartment complexes and schools for government agencies, housing providers and property managers.

Emergency response and make-safe

Someone on call around the clock, and a crew at the property the same day.

Jobs are triaged the moment they arrive, so a collapsed ceiling over a sleeping family is handled before a cracked window. The client hears from us within the hour. When a big storm hits we can move crews between regions, as we did for Hawke's Bay after Cyclone Gabrielle.

Insurance reinstatement

Any repair an insured home needs, from a patch and paint to a full rebuild.

Our regional managers take the claim from scope to handover. An Alliance member runs the repair on site, and we deal with the insurer, the adjuster and any variation if more damage turns up once the walls are open. Smaller jobs are usually finished within about 30 days.

The worst damage gets seen first

Jobs are sorted into one of five tiers as they arrive. Whatever the tier, the client hears from us within an hour and a crew is there the same day.

    Double Red

    Risk to life. Structural collapse, live electrical hazards, flooding in an occupied building.

    Immediate. Every available crew is redirected.

    Red

    Serious damage that will get worse today, or a vulnerable tenant: elderly, disabled, or a family with young children.

    Same day

    Orange

    Most urgent jobs. Roof damage, broken windows, water getting in. Stable, but needs securing today.

    Same day

    Yellow

    The building is usable and the damage is slow to spread, but it still needs a make-safe.

    Same day

    Green

    Safe and stable. Light make-safe and routine repairs.

Framing, linings and decorating. Piles, foundations, floor framing and insulation.

Windows and doors

Frames, glazing, curtains and blinds. Doors, garage doors and electric doors.

Roof

Roof cladding, roof framing and ceiling insulation.

Fences, decks, verandas and tree work.

Most repairs involve three or more visits from different people. Ours start with one, and the sheet is open to the client the whole way.

    The work order comes in. One regional manager owns it from this moment to handover.

    Make safe and scope

    The builder tarps the roof and clears the hazard. The scoper films the lot, in 3D if it's big. A plumber or sparky joins the call if needed. The tenant only has to be home once.

    Priced

    Every line priced against the client's agreed rates before the call ends, so the job is ready to approve that day.

    Safety plan sent

    Apollo writes the site plan from the scope and sends it to the crew's phones. Pre-start checks are signed off on site.

    Repaired

    An Alliance crew does the work. Photos go up from site. Find more damage behind a wall, and the variation goes to the client the same day.

  6. 06

    Costs matched

    Supplier invoices are read and matched to the job as they arrive, so the cost is known as it happens rather than at month end.

  7. 07

    Handed over

    Quality checked by an inspector who doesn't work for the crew. Signed off. The whole record stays in Eden.
